Do schools and classroom spaces enhance or detract from the learning process? There has been an expressed need from citizens, educators, elected and appointed officials, and architects for guidance in assessing Elementary to high schools. This need has been, in part, an outgrowth of reports of increased violence, dropouts, and youth unemployment. Quite often, decisions need to be made about the closing of schools or conversions, expansions and renovations yet there are few effective tools available for examining the quality of schools. With the aid of a check list, teachers, citizen groups or policy makers are guided through a procedure for interviewing, observing, and discussing ways and means for making schools more responsive to the developmental needs of adolescents and teens.The main purpose of the research is to explain a knowledge-based guide for communities anticipating the expansion of existing or construction of new school facilities. It is a collection of survey and discussion tools that will encourage school administrators, teachers, students, and parents to discover and reflect upon the physical features of school buildings. The intent of the manual is to identify what works and what does not work in school buildings. The research method is considered in terms of purpose, application, and mixed research method, from the nature of exploratory-survey-correlation data and from the perspective of inductive reasoning. which has been done with two qualitative statistical communities using the foundation data method and a quantitative community using the structural equation method. The statistical population includes elites with doctorate degrees and university faculty members with at least ۱۰ years of experience and with research degrees and participation in the desired seminars. The sample size was ۱۵ experts who were selected with a purposeful method and according to the principle of theoretical saturation. The data collection tool is a semi-structured interview. Theoretical coding method (open, central and selective) was used for data analysis. After the open and central coding, it was determined that the dimensions and categories of the arena are organization and diversity, social space, comfort and culture, and according to the theoretical and practical foundations, the relationships between the identification categories were drawn and the native skill-oriented model was finally drawn. In the ۴ main axes, ۹ sub-categories of drawing and ۵۶ measures have been determined. Based on the statistical analysis for the quantitative questionnaire using Lyrzel with the structural equation approach, it was determined this model has the required validity. Results: Therefore, the application and operationalization of the mentioned model can help to improve the quality of education management.
